Roofing in Elizabeth Bay is mostly apartment and strata work, from grand Art Deco blocks to newer buildings stepping down to the water. Many roofs sit behind parapets, drain through concealed box gutters and sit directly over habitable units, and the salt air and wind off the harbour are hard on flashings and waterproofing. Get the detail wrong and water ends up in a ceiling instead of a downpipe.
We work on apartment blocks, strata buildings and the remaining terraces throughout Elizabeth Bay, and we plan access before we quote. Tight streets, height, occupied buildings and shared common property all change how a job runs. Our team is licensed, insured and set up for height work on exposed waterfront sites.
Most Elizabeth Bay leaks start away from the stain, in a blocked box gutter, a failed membrane lap or parapet flashing, or a perished seal around a penetration. We trace the water path, fix the cause, and test the repair before we leave.
When a membrane, slate or metal roof in Elizabeth Bay is past patching, we replace it with a system matched to the building. We handle removal, bring box gutters and overflows up to code, and reinstate parapet, ridge and penetration details properly.
Concealed box gutters behind parapets are why Elizabeth Bay buildings need scheduled maintenance, not reactive callouts. A blockage can only spill inward, straight into the units below. Our visits clear gutters, sumps and rainheads, check overflows, reseal penetrations and flag membrane wear while it is still small.
Fitouts, rooftop plant, new skylights and balcony works run through Elizabeth Bay roofs, and each is a potential leak. We work in with your builder or building manager and detail every upstand, flashing and membrane junction to Australian Standards, so new work does not compromise the roof.
Buying, selling or managing an Elizabeth Bay property? Our roof reports cover the box gutters and sumps, parapet flashings, membrane or slate condition, and any failing penetration seals. You get photos, condition ratings and a clear split between urgent and planned works for strata budgets.
Drainage in Elizabeth Bay is mostly concealed, with box gutters, sumps and rainheads inside the envelope and salt air shortening the metal. We renew soles and sumps in Colorbond, size the system to the catchment, and make sure a working overflow spills outside rather than into the units below.
Apartment and strata roofing rewards experience over speed. Knowing how a membrane is terminated, how a lead apron dresses into a parapet, and how a box gutter overflow is set out is the difference between an Elizabeth Bay repair that lasts and one that fails next storm. We diagnose from the roof and the ceiling below.
Roofing in Elizabeth Bay is height work on tall, exposed waterfront buildings. Every job is planned around access first, with edge protection, anchor points and scaffold or lifts where needed, plus the right approvals on occupied sites. Our crew is working-at-heights certified and fully insured for public liability and workers comp.
Reinforced membranes, metal cladding, slate and the right flashings are not stock items at a general merchant. For Elizabeth Bay we source commercial-grade and matching materials through trade suppliers and specify to the building, all rated for a harbourside, salt-air environment.
Cheap patch repairs cost more on an Elizabeth Bay building, since water under a membrane or behind a box gutter damages ceilings and interiors across multiple units long before a stain shows. Paying once for a proper repair or correctly sized gutter beats repeat callouts. We tell you honestly when to repair or replace.
Art Deco apartments, waterfront strata blocks and the odd terrace, we cover the full range of Elizabeth Bay housing. Membrane and slate repairs, metal roofing, box gutter renewal, and the flashing details around parapets, skylights and party walls, scheduled around residents and building access.
Offices, hospitality venues and residential strata across Elizabeth Bay. We schedule around trading hours and residents, manage access and compliance on occupied buildings, and work with the membrane, metal and concealed drainage these roofs use, with the documentation committees and managers need.
A failed membrane or blocked box gutter in an Elizabeth Bay downpour can put water through a unit ceiling in minutes. We repair storm damage, leaks and failed drainage, then book the permanent fix. Where water crosses into another unit, we document what we find so insurance and strata talks stay straightforward.
Terracotta and concrete tile appear on a few Elizabeth Bay homes and lower-rise buildings. Where they do, we repair and repoint ridge and hip capping and replace cracked or slipped tiles matched for profile, rather than settling for a close-enough substitute.
Long-run Colorbond and architectural metal both suit Elizabeth Bay, on rooftops, plant rooms and rear additions. In this salt-air, high-wind setting it is the fixings, flashings and fall that decide how long a metal roof lasts, and we detail them properly for a clean, low-maintenance result.
Flat and low-slope roofs are the norm in Elizabeth Bay, on apartment rooftops, podiums and balconies over living space. These need a membrane with real falls and a designed drainage path, not a coating over a slab. We install and repair membrane roofing and detail upstands, penetrations and skylights so the weak points hold.

I have had a fantastic experience with this business from start to finish. They are professional experienced, very fair and reasonable. We needed to replace the roof on our outdoor deck which was slightly tricky. Their advice and suggestions regarding product to use was sage. After a downpour there was a bit of a leak between the main building and the deck roof which they came out to fix which resolved the issue. There have been plenty of downpours since and everything is fine. I would highly recommend this company without hesitation. They are excellent.Posted on Google![]()

Thankyou to TomKat Roofing and particulary Scott who did an excellent job repairing my roof. I had a water stain on the ceiling in one of my rooms, I called TomKat Roofing. They sent out a technician (Tim I think his name was) to have a look at the roof and that was followed by a very clear & comprehensive quote with what work needed to be done. The quote was supported by photos of the roof showing the problem areas. Tim was very polite & knowledgeable. He explained to me what needed to be done as a matter of urgency and what would need to be done for maintenance purpose and he showed me the photos. The price was very reasonable for the work that needed to be done. Scott carried out the repair work. Scott is very pleasant to deal and he knew exactly what he was doing. He worked just about all day to finish the job for me and I was very happy with the results and my roof problems have now been solved. I was very impressed with everyone I dealt with, from the ladies in the office who prepared my quote to Scott who completed the job , they are all very friendly and most of all they know their stuff. I think they're an asset to TomKat. I highly recommend TomKat Roofing and I would definitely use them again.Posted on Google![]()

I contacted the team at TomKat roofing as I noticed a small leak in my daughters room during the recent storms and I was pleasantly greeted over the phone by the admin team who took down all my details and soon after I had the scheduling team call and arrange a suitable time to come out and review my concerns. The team promptly identified what the issue was and fixed it promptly. I can’t thank the team enough and whilst I hope I never need to call them again due to a roof issue, I would gladly recommend them to anyone looking for professional workmanship.Posted on Google![]()

I highly recommend Tomkat Roofing for an efficient, well priced and solid quality roof replacement. My old, droopy and leaking terracotta tile roof is now straight and strong with a reinforced structure, new corrugated colorbond roof, gutters, facias, downpipes and leaf guard. Some of the key positive experiences I had with Tomkat Roofing are: The efficient and friendly office staff always responded quickly and kept me informed of the progress and when the tradesmen would be onsite. At the start of the job, within a single work day, they had a team of roofers and carpenters to get the old tiles off, the roof structure repaired/reinforced and the colorbond sheets with insulation secured so that my home was protected from the weather. Fortunately the weather was clear for a few days, but it was reassuring to know that they were prepared to work incredibly fast in the summer sun to keep my home safe. The site supervisors were always friendly and took the time to explain everything to me and respond to any concerns or questions I had about the job. Being an older build home, I had a few items that needed particular attention and everything was completed to my satisfaction. A word of advice for home owners looking to get a roof replaced with Tomkat Roofing: Raise as many of your objectives and concerns as you can as early as possible. I found the Tomkat team very responsive to my overthinking mind and everything I wanted to get done was outlined in the quote and addressed during the job. Also, they do tidy up and take away all the waste building material during and at the end of the job, which is great. But be prepared each evening to clean up smaller items that take time to find, like random screws or nails that were dropped, if you have children or pets accessing the area around your home in the evenings. It is unreasonable to expect the workers to find every dropped item each day if you also want the job done quickly.
Tomkat Roofing has worked on inner-city and harbourside Sydney roofs for over twenty years, long enough to find the real source of an Elizabeth Bay leak rather than chasing the stain. We are a licensed, insured team and winners of the 2024 and 2025 Australian Small Business Champion Awards in the roofer category.
Every job starts with a proper inspection and ends with a written scope and fixed pricing. If a repair will get you another ten years, we will say so. If the roof is past it, we will show you why.
Signs like leaks, sagging, missing tiles, or water stains often indicate the need for repair. However, if your roof is over 20 years old or has widespread damage, a full replacement may be more cost-effective.
Yes, we are fully licensed and insured, giving you confidence that all work is carried out to Australian standards and safety regulations. Our team is committed to delivering high-quality roofing services.
The timeline depends on the size and complexity of the roof, weather conditions, and the materials used. Most residential roof replacements take between 2 to 5 days. We’ll provide a clear timeline before the work begins.
Absolutely. We stand by the quality of our materials and workmanship. All our roofing work comes with a workmanship guarantee, and we use materials that are backed by manufacturer warranties.
