The Inner West is one of the most heavily heritage-controlled parts of Sydney. Inner West Council maps conservation areas across Enmore, Newtown, Annandale, Balmain, Leichhardt and beyond, and Haberfield is a Federation garden suburb where almost nothing about a roof can change without thought. Council’s own heritage guidance names the features that matter: steep hipped roofs in slate or corrugated metal, terracotta tiles, bullnose and skillion verandah roofs, parapets in place of eaves, and exposed rafter feet on Federation Queen Anne homes.
That makes a re-roof here a matching exercise. We work on terraces, semis, Federation bungalows and warehouse conversions across the Inner West, and we specify to keep the roof reading correctly from the street rather than defaulting to whatever sheets fastest.
Terrace roofs leak in predictable places. On Inner West rows it is usually the party-wall flashing between two houses, a box gutter behind a parapet that has silted up and backed over its sole, slipped or delaminating slate, or a bullnose verandah roof that has rusted where it meets the main roof. We work out where the water is actually entering, which is rarely above the stain, then repair the cause: re-flashing the junction, re-sheeting the gutter sole, or replacing slate with matched material and correct nailing.
Inside a conservation area, replacement has to reinstate the original form and material. We re-slate in matching Welsh or Canadian slate, re-sheet in period corrugated profiles, or re-lay matched terracotta depending on what the house started with, and we keep parapets, chimneys, finials and verandah profiles intact. While the roof is open we bring box gutters and overflow provisions up to current plumbing code, which is the single most valuable upgrade on an old terrace. Removal, disposal and compliant installation are all handled.
Box gutters and concealed valleys are the maintenance priority on Inner West terraces, because they have nowhere to spill except into the house. Our visits clear gutters, sumps and rainheads, confirm the overflow path is still open, check party-wall and parapet flashings, and pick up slipped slates or perished pointing while they are still a minor repair. On Federation homes we also check the verandah roof, which is usually the oldest and thinnest metal on the property.
Rear additions, attic conversions and second storeys are the standard Inner West renovation, and the roofing junction between the old house and the new work is where most of them start leaking. We come in with your builder from framing through sarking to finish, detail that junction properly, and size box gutters and overflows for the real catchment. On conservation-area properties we make sure what goes on the visible roof planes will pass a heritage assessment.
Slate has a long life but not an infinite one, and a roof that has been patched with the wrong material for thirty years can look sound from the footpath. Our reports cover slate and tile condition and remaining life, box gutter and sole condition, party-wall and parapet flashings, chimney flashings, and previous repairs that were never going to last. Photographs, condition ratings, and a clear split between urgent and planned work.
Much of the drainage on an Inner West terrace is concealed: box gutters behind parapets, internal sumps, downpipes running through the building. Capacity and a working overflow matter far more than appearance, because a blocked concealed gutter puts water into a ceiling rather than onto a garden. We renew gutter soles and sumps, size systems to the roof catchment, reinstate or add overflow provisions, and fit leaf guard where street trees are the recurring cause.
Slating is a genuine trade skill and it is disappearing. Knowing the correct head lap for a pitch, how to nail a slate so it holds without splitting, how to dress lead into a parapet, and how a bullnose verandah is set out, is what separates a thirty-year repair from a two-year one. Our roofers work on Inner West heritage stock regularly and diagnose from inside the roof space as well as from above.
Inner West terraces are narrow, tall and tight against the footpath, with no side access and often no rear lane. Access is planned before we quote: edge protection, anchor points and, where required, scaffold with council approval for footpath occupation and pedestrian management. Our crew holds working-at-heights certification and we carry full public liability and workers compensation cover.
Matching heritage roofing means having supply. We source new and salvaged slate, period corrugated profiles, matched terracotta, and lead for flashings through trade suppliers, alongside the current Colorbond range for rear additions and warehouse conversions. Knowing what a heritage assessment will accept in an Inner West conservation area saves weeks on approval.
On a terrace, a cheap repair is rarely cheap. Water tracking behind a parapet or down a party wall damages plaster, cornices and joinery long before a stain appears on the ceiling, and by then the repair bill is a builder's, not a roofer's. Fixing the flashing or the gutter properly once usually costs less over five years than repeated patching plus internal repairs. We will tell you which one your roof needs.
Victorian terraces, Federation bungalows, semis, workers cottages and warehouse conversions across the Inner West. Slate repair and replacement, corrugated iron re-roofing, terracotta and concrete tile work, box gutter renewal, verandah roof restoration and chimney flashings. Written scope, fixed pricing, and a site kept tight because on most of these streets there is nowhere to put a skip.
Shopfronts along King Street and Marrickville Road, converted warehouses, community buildings and mixed-use strata across the Inner West. We schedule around trading hours and residents, handle access and compliance on occupied buildings, and work with the membrane, metal and concealed drainage systems these properties rely on. Strata committees get staged pricing and documentation suitable for a general meeting.
A silted box gutter and a summer downpour will put water through an Inner West ceiling within minutes. We respond to storm damage, sudden leaks and failed drainage, make the roof safe, clear or divert the water, and schedule the permanent repair. Where the roof is shared with a neighbour or water has crossed a party wall, we document what we find so the insurance and neighbour conversations are straightforward.
Terracotta covers a large share of Federation and Inter-War homes through Haberfield, Ashfield, Dulwich Hill and Summer Hill. We replace cracked and slipped tiles matched for profile and colour, rebed and repoint ridge and hip capping with flexible pointing, and replace rusted valley irons before they let go. On conservation-area properties we source period tiles rather than accepting a near-enough match that a heritage officer will reject.
Corrugated metal has been used in the Inner West since the Victorian era, and council heritage guidance recognises it as an original material on many houses here. On a visible roof plane we stay with a traditional corrugated profile so the house reads correctly; on a rear addition, garage or warehouse conversion, long-run Colorbond is lighter, faster and low-maintenance. Fixings, flashings and fall are what determine the life of either.
Flat and low-slope roofs are everywhere in the Inner West: warehouse conversions, rear additions, and terrace balconies sitting directly over living space. These need a membrane system with real falls and a designed drainage path, not a coating rolled over a slab that never drained. We install and repair membrane roofing, correct falls so water does not pond, and detail upstands, skylights and penetrations properly.

They are professional experienced, very fair and reasonable. We needed to replace the roof on our outdoor deck which was slightly tricky. Their advice and suggestions regarding product to use was sage. After a downpour there was a bit of a leak between the main building and the deck roof which they came out to fix which resolved the issue. There have been plenty of downpours since and everything is fine. I would highly recommend this company without hesitation. They are excellent.Posted on Google Ali BugejaTrustindex verifies that the original source of the review is Google. Tomkat did a great job and they were very pleasant to deal with. Thankyou to TomKat Roofing and particulary Scott who did an excellent job repairing my roof. I had a water stain on the ceiling in one of my rooms, I called TomKat Roofing. They sent out a technician (Tim I think his name was) to have a look at the roof and that was followed by a very clear & comprehensive quote with what work needed to be done. The quote was supported by photos of the roof showing the problem areas. Tim was very polite & knowledgeable. He explained to me what needed to be done as a matter of urgency and what would need to be done for maintenance purpose and he showed me the photos. The price was very reasonable for the work that needed to be done. Scott carried out the repair work. Scott is very pleasant to deal and he knew exactly what he was doing. He worked just about all day to finish the job for me and I was very happy with the results and my roof problems have now been solved. I was very impressed with everyone I dealt with, from the ladies in the office who prepared my quote to Scott who completed the job , they are all very friendly and most of all they know their stuff. I think they're an asset to TomKat. I highly recommend TomKat Roofing and I would definitely use them again.Posted on Google Peter ThomasTrustindex verifies that the original source of the review is Google. Great work to the whole team at TomkatPosted on Google Sully 71Trustindex verifies that the original source of the review is Google. I contacted the team at TomKat roofing as I noticed a small leak in my daughters room during the recent storms and I was pleasantly greeted over the phone by the admin team who took down all my details and soon after I had the scheduling team call and arrange a suitable time to come out and review my concerns. The team promptly identified what the issue was and fixed it promptly. I can’t thank the team enough and whilst I hope I never need to call them again due to a roof issue, I would gladly recommend them to anyone looking for professional workmanship.Posted on Google Mike CohenTrustindex verifies that the original source of the review is Google. I highly recommend Tomkat Roofing for an efficient, well priced and solid quality roof replacement. My old, droopy and leaking terracotta tile roof is now straight and strong with a reinforced structure, new corrugated colorbond roof, gutters, facias, downpipes and leaf guard. Some of the key positive experiences I had with Tomkat Roofing are: The efficient and friendly office staff always responded quickly and kept me informed of the progress and when the tradesmen would be onsite. At the start of the job, within a single work day, they had a team of roofers and carpenters to get the old tiles off, the roof structure repaired/reinforced and the colorbond sheets with insulation secured so that my home was protected from the weather. Fortunately the weather was clear for a few days, but it was reassuring to know that they were prepared to work incredibly fast in the summer sun to keep my home safe. The site supervisors were always friendly and took the time to explain everything to me and respond to any concerns or questions I had about the job. Being an older build home, I had a few items that needed particular attention and everything was completed to my satisfaction. A word of advice for home owners looking to get a roof replaced with Tomkat Roofing: Raise as many of your objectives and concerns as you can as early as possible. I found the Tomkat team very responsive to my overthinking mind and everything I wanted to get done was outlined in the quote and addressed during the job. Also, they do tidy up and take away all the waste building material during and at the end of the job, which is great. But be prepared each evening to clean up smaller items that take time to find, like random screws or nails that were dropped, if you have children or pets accessing the area around your home in the evenings. It is unreasonable to expect the workers to find every dropped item each day if you also want the job done quickly.
Tomkat Roofing has worked on Sydney terraces and Federation homes for over twenty years, including a lot of Inner West roofs where the leak was nowhere near the stain. We are a licensed, insured team and winners of the 2024 and 2025 Australian Small Business Champion Awards in the roofer category.
Every job starts with a proper inspection, including the roof space, and ends with a written scope and fixed pricing. If a repair will hold for another fifteen years, we will say so rather than quoting you a re-roof.
Signs like leaks, sagging, missing tiles, or water stains often indicate the need for repair. However, if your roof is over 20 years old or has widespread damage, a full replacement may be more cost-effective.
Yes, we are fully licensed and insured, giving you confidence that all work is carried out to Australian standards and safety regulations. Our team is committed to delivering high-quality roofing services.
The timeline depends on the size and complexity of the roof, weather conditions, and the materials used. Most residential roof replacements take between 2 to 5 days. We’ll provide a clear timeline before the work begins.
