Roofing in the Lower Blue Mountains is a bushfire conversation first. Much of the land through Glenbrook, Blaxland, Warrimoo, Valley Heights, Springwood and Winmalee is mapped as bush fire prone, and once a property is, roofing work has to meet the construction requirements in AS 3959 for its assessed bushfire attack level. The 2013 fires through this part of the mountains made the point plainly: most homes are lost to ember attack finding a gap, not to a fire front.
The roof is where most of those gaps are. Ridge and hip lines, valleys, eaves, vents, skylights and above all the gutters are the places embers collect, and they are exactly what AS 3959 addresses. We work throughout the lower mountains and specify to the BAL that applies to your address.
Two kinds of repair dominate up here. The first is ordinary mountain wear: valleys rusted through under decades of bark and leaf, cracked ridge capping, and tiles lifted by wind on exposed ridgelines. The second is compliance failure, where a previously certified roof has gaps opened up by settling or by a trade cutting a penetration and not sealing it back to standard. We repair both, and where the property sits on bushfire-prone land we reinstate the sealing and ember protection rather than just stopping the leak.
A re-roof on bushfire-prone land is a compliance job as much as a construction one. At BAL-29 that means a non-combustible roof covering, sarking under the cladding, all gaps over 2 mm sealed with non-combustible material, and ember guards on vents. At BAL-40 the sarking must have a flammability index of 5 or less, gaps are sealed with fire-rated products, gutter and valley mesh drops below 2 mm aperture in corrosion-resistant metal, and roof penetrations need FRL-rated systems. At BAL-FZ, only tested, fire-rated systems are permitted. We identify which applies and quote to it.
Ember protection only works while it is clean, which makes gutter maintenance a bushfire measure rather than a cosmetic one. Under heavy mountain canopy, gutters and valleys fill with dry eucalypt leaf and bark, and a full gutter behind ember mesh is fuel sitting on the roof line. We clear gutters, valleys and roof surfaces, check that mesh and sealing are still intact, and repoint capping before the wet gets into the roof space. Most Lower Blue Mountains properties want this done before every fire season, not annually.
New builds, rebuilds, extensions and studios throughout the lower mountains. On bushfire-prone sites the roofing has to be built to the assessed BAL from framing onward, because sarking specification, gap sealing, penetration detailing and gutter protection are not things you can retrofit convincingly. We work with your builder and the bushfire assessment from the start, so the roof passes inspection the first time rather than after remedial work.
Buying in the mountains? Two things matter: the roof's ordinary condition and whether its bushfire detailing is actually compliant. Our reports cover tile, sheeting, valley and capping condition and remaining life, and separately assess sarking, gap sealing, vent and penetration protection, and gutter and valley mesh against the requirements for the property's BAL. Gutters are the most important bushfire component on a mountain roof and the most commonly neglected. AS 3959 calls for non-combustible gutter and valley mesh, dropping below 2 mm aperture at the higher attack levels, in corrosion-resistant metal rather than plastic, which melts. We install compliant metal mesh, replace rusted gutters and downpipes, correct falls so water actually clears, and set up access so the system can be cleaned easily, because protection that is too hard to maintain does not get maintained.
Bushfire-compliant roofing is detail work. A 3 mm gap left at a ridge, a plastic vent cowl, a skylight that is not a rated system, or mesh with the wrong aperture will each undo an otherwise compliant roof. Colorbond is the straightforward choice on bushfire-prone mountain blocks. It is a non-combustible covering, it can be detailed with very few gaps, and it pairs cleanly with compliant sarking, sealed penetrations and metal ember mesh. It is also much lighter than tile, which helps when re-roofing an older cottage, and it sheds bark and leaf better than a tiled roof under heavy canopy.
Flat and low-slope roofing appears on mountain extensions, carports, decks and studios. Under canopy these become litter traps, which is both a drainage problem and, on bushfire-prone land, an ember problem.
