Terracotta is fired clay, not coated concrete
The biggest difference comes down to the material itself. Terracotta tiles are made from natural clay fired at high temperatures, so their colour runs right through the tile and holds for decades. Concrete tiles are moulded from sand and cement, and their colour sits in a surface coating. Once that coating wears away, concrete tiles fade and turn chalky.
That one difference changes how each roof is restored. A faded concrete roof needs recolouring to look new again.
